Moruya is a broader mix than the Bay — a working town centre, established homes along the river, lifestyle acreage in the hills behind it, and the beach markets at Broulee, Mossy Point and Tuross Head. Each one needs a different eye. A five-acre lifestyle block is sold from the air, showing the land, the shed, the dam and the fall of the paddocks. A weatherboard cottage in town is sold on light and honest rooms.
The rural and semi-rural listings around Moruya are where I see the weakest photography locally — phone snaps that flatten a beautiful property into nothing. That's the gap.
